About the POA
All lots in Timber Ridge Estates are subject to binding protective covenants that run with the land and restrict the use of the land. All lot owners are members of the Timber Ridge Estates Property Owners Association and each lot is entitled to one vote in corporate matters regardless of the number of owners. The POA is governed by a board of directors that is elected at the annual membership meeting in February.
The board of directors maintains an Architectural Control Committee that is responsible for ensuring that all dwellings, outbuildings, and fences comply with the protective covenants. Pre-approval from the ACC is required before constructing any dwellings, outbuildings, or fences.
There is an annual maintenance fee of $200 per lot for the common grounds, signs, and other improvements not maintained by the county.
The covenants are short, simple, and limited. They are designed to preserve the idyllic nature of the community without being overbearing.
